Is it wrong to say:

And we are not sure if they live in the 小楼。

It is ok to say 他们家是一幢小楼,楼上楼下五六个房间, because 家 can be the "family" and also can be "the house the family live in".

Both Ok.

I would say:

I want to ask a real estate agent. Which one is correct?

I would say:

Yeah, this sounds Chinese to me.

but not 离学校远的地方 or 离学校近的地方

Normally, I would say

You can also say 离我们学校近有什么样子的房子, instead of 离我们学校近的地方有什么样子的房子.
