mortgage - 房屋贷款, 按揭 and 抵押 - difference?

I've seen "mortgage" referred to as 房屋贷款, 按揭 and 抵押.

What's the difference?

按揭 is a more recent one when compared with抵押. They all mean “mortgage”. 按揭is a very popular word now and below webpage might help get better understanding.

I think -

按揭 ~ housing mortgage the whole deal;

房貸 ~ housing loan (not necessarily a mortgage. Big organisations can grant housing loans to employees with low or no interest);

抵押 ~ the emphasis is on the security, instead of the whole deal.
